To someone searching online from outside the area, they might all look like the same quiet pocket of South Jersey. But as anyone who lives here knows, these five areas are distinct communities with different housing price points, local taxes, and day-to-day lifestyles.

If you're trying to figure out where your money goes furthest—or which neighborhood fits your lifestyle best—here is a breakdown of what actually separates these local markets.

The most immediate difference you’ll find when browsing listings is the entry price for a single-family home.

  • Voorhees (08043): Known for its upscale subdivisions, larger square footage, and proximity to major medical complexes, Voorhees carries a premium. Prices here typically range from the $500,000s up to $800,000 and well beyond for established luxury neighborhoods.

  • The Berlins: While they share a border and a name, Berlin Township (West Berlin) and Berlin Borough are entirely separate municipalities with different tax assessments.

  • The Philly/AC Sweet Spot: Living anywhere in this corridor puts you at the ultimate South Jersey crossroads. You are approximately 35 minutes from Center City Philadelphia for work or a night out, and just 40 to 45 minutes from Atlantic City and the Jersey Shore via the nearby Atlantic City Expressway.

  • Voorhees: Features a highly developed commercial footprint, including major shopping centers, the Voorhees Town Center, and the bustling "medical mile" along Route 561.
